Marleigh is a new community comprising 1,300 homes located in the north-east corner of Cambridge City. Formerly referred to as the Land north of Newmarket Road, Marleigh forms part of the adopted Cambridge East Area Action Plan, alongside Land north of Cherry Hinton—now known as Springstead Village—and the Marshalls ground run enclosure.
Outline planning permission for Marleigh was granted in November 2016 for up to 1,300 homes, a primary school, a food store, and community facilities.
The Marleigh development will happen in 3 phases. Building work for Phase 1 started in November 2019. When finished, this first phase will include:
- 547 new homes
- a local centre with shops and services
- a primary school and nursery
- community facilities
- playing fields and allotments
- paths, roads, and other infrastructure.

The easiest way to see the plans is to go online and search for the planning applications using the reference numbers below:
- Outline Planning Permission for up to 1,300 homes, a primary school, community hall, food store, children’s play areas, sports pitches, allotments, a sports pavilion, and an allotment clubhouse was approved in November 2016
(Ref: S/2682/13/OL) - Phase 1a – Reserved matters for 239 homes and non-residential space, including the Market Square, were approved in September 2019
(Ref: S/1096/19/RM) - Phase 1b – Reserved matters for 308 homes, playing fields, open space, and allotments were approved in December 2020
(Ref: 20/02569/REM) - Phase 2 – Reserved matters for 421 homes were approved in November 2021
(Ref: 21/02450/REM) - Phase 3a – A reserved matters application for 332 homes and commercial space has been submitted and is currently under review
(Ref: 23/04930/REM) - Phase 3b – A full planning application for 91 homes has also been submitted and is awaiting a decision
